About Space Work

Space Work provides Clients with a comprehensive Asset and Property Management Service. With a strategy for management that is Client focused, suiting individual requirements, Space Work advises on all areas of property, maximising on the value of the asset, whether it be a single build or multi-use development.

Space Work and its team are experienced, in this distressed market, in the following areas:

  • carrying out due diligence on investment portfolios, be it for Banks, Receivers or Individual Private Clients;
  • reporting requirements for securitised loans, reporting directly to Ultimate Beneficial Owners, Receivers, Directors, Financial Institutions;
  • preparation of portfolios/property for sale/auction;

Space Work also recognises the importance of the Tenant relationship, ensuring complete communication with the Tenants and Occupants within their Clients’ Portfolio, becoming familiar with such Tenants and ensuring a high standard of service, with a service charge budget that is affordable and reasonable and in the best interest of good estate management.

Our highly trained team work closely together to ensure that each Client’s requirements are undertaken to maximise and enhance the value of their property in the market place, with areas of expertise ranging from:

  • green field to completed development;
  • single unit to multi unit mixed development;
  • distressed or performing assets,

Property Management

Space Work understands the diverse and complex nature involved in day to day management. With experience of Lease structures and Landlord & Tenant Acts, to include its knowledge and understanding of Case Law, Space Work offers the following services:

  • Early input into Lease documentation, and the covenants set out therein (use, alienation, yielding up, dilapidations, termination, rent review, service charges);
  • Advice on Tenant mix and use;
  • Reviewing as built drawings;
  • Approving Tenant Fit Outs (with the advice of Architectural, Engineering & Fire Consultants, when necessary);
  • Budget preparation, apportionment, invoicing, credit control, and audit;
  • Preventative & reactive maintenance;
  • Approving and engaging Contractors;
  • Insurance requirements - provision, renewal, claims and when necessary instructing Independent Valuers/Quantity Surveyors to carry out reinstatement valuations;
  • Health & Safety Audits;
  • Sinking/Reserve Fund;
  • Rent Reviews;
  • Dealing with Rates Authority on void/vacant units;
  • Consultations with Tenants on individual covenants;
  • Lease Renewals;
  • Client Reporting.
