Property Management
Space Work understands the diverse and complex nature involved in day to day management. With experience of Lease structures and Landlord & Tenant Acts, to include its knowledge and understanding of Case Law, Space Work offers the following services:
- Early input into Lease documentation, and the covenants set out therein (use, alienation, yielding up, dilapidations, termination, rent review, service charges);
- Advice on Tenant mix and use;
- Reviewing as built drawings;
- Approving Tenant Fit Outs (with the advice of Architectural, Engineering & Fire Consultants, when necessary);
- Budget preparation, apportionment, invoicing, credit control, and audit;
- Preventative & reactive maintenance;
- Approving and engaging Contractors;
- Insurance requirements - provision, renewal, claims and when necessary instructing Independent Valuers/Quantity Surveyors to carry out reinstatement valuations;
- Health & Safety Audits;
- Sinking/Reserve Fund;
- Rent Reviews;
- Dealing with Rates Authority on void/vacant units;
- Consultations with Tenants on individual covenants;
- Lease Renewals;
